Shopping in Western Danbury,CT


Shopping in the western Danbury area does have tons of opportunties.There are a lot of locally owned and operated businesses on the west side of town. The Danbury mall has most of the chain stores around. However, where are the big box stores, such as Target, Walmart, Home Depot, Lowes, or Best Buy.They are located on the other side of town, a 10-12 minute drive via I-84, still pretty much within the city limits. 

A lot of local long time residents, such as myself, feel not having the big box stores right by is a good thing. For one thing, Mill Plain Road is already busy enough with the routine traffic. In the evening rush hour or when there is an accident on I-84, the road becomes congested with stop and go traffic with drivers choosing to use it in lieu of the highway. The state and town has been very hesitant over the years to widen the road or do anything about it. I’d hate to see the results if the town were to allow big boxes businesses to set up shop here.

Believe me, there is pretty of shopping and dining options in the Western Side of Danbury. There are three grocery stores, including the new Whole Foods and Trader Joes. I’ve even heard rumors of a possible 4th one wanting to open. Mill Plain Road has so many new upscale restaurants including MarketPlace, Square 1, Max 40, Spasi and Bambu. All of those are locally owned/operated and provide better in my opinion than what you can get in a big national chain. In addition, there are a couple of local Italian and Chinese restaurants, a couple of delis, a diner and a coffeehouse.


The Danbury Fair Mall is set at the edge of Danbury’s Westside with over 290 stores including Macy’s, Sears and JC Penny’s.  For those looking to dine out after shopping, there is Chessecake Factory, Brio, Chipotle among others. The good thing about the mall is it is all indoors for the cold winter months. For zoning, aesthetics and traffic purposes, I feel it’s better to have one large mall opposed to row after row of strip malls.   As an long-time area resident,Danbury can think of one thing that side of town needs, a Movie Theater.  |

West Danbury Starter homes

A ongoing real estate trend in Danbury is that the western part of town is more expensive to purchase or rent homes compared to the rest of the city. One might say there is a so called ‘lack’ of starter homes and apartments if you are in the market for that type of real estate. As the western side of Danbury was devolved later in time compared to the Urban Core and rest of the the city limits, land supply grew close and the town made zoning pretty much 1+ acre lots. Due to the size of the lots and costs associated with construction, the neighborhoods that were developed consist of  larger homes that were were already existing, geared toward move trade up, corporate relocation clients or clients that need larger homes. The trend did continue of the years. There are some pockets of  relativity affordable single family homes where the market values are just under about $300,000 such as the Benson Drive area, Terry Drive, Ward Drive area, Old Lantern area and Saddle Rock,where raised ranch style homes are common. As far condos/townhomes go,  you can find a great unit over at Westwood Village, Kensington Woods, Briar Woods or a smaller unit at Lake Place or Rivington.If none of the options work, or there is limited inventory, you might just have to wait or look further away from New York. Danbury is only 42 square miles of land.


As far as multifamily dwellings, there are a couple of reasons why they are not around.  Most multi family homes were original homes single families homes on smaller lots in-town that were converted into apartments when families grew and town water/sewer were added. The older homes in the west side where typically on large lots for farming.Though over the years, the land was subdivided but remain on septic and wells. Eventually, zoning rules were put into place which kept multi families basically out.
You would have to look closer to town to find them,such as the far end of Lake Avenue or off of Park Avenue. It’s just the way it is. Newer upscale apartment complexes have been built over the last few years (Crown Point, Willow Grove, Abbey Woods and Mayfair Square) if you are not committed to purchasing. Sometimes single family homes or condos offered by private owners become available to lease.

Have A Lockbox When You Sell Your Home

When you are looking to sell your house, I highly encourage owners to allow an electronic lockbox with a key for access to the house. There are many reasons to have a lockbox.

-You will not have be home to let buyers in. It is very uncomfortable to have homeowners home when people come.
-Gone are the days where you have to go office to office picking up keys and dropping them off. It is pretty much standard to have a lockbox, other than for luxury properties.
-Only licensed agents have the devices to get use to upon the lockbox. They have to use their own device with a personal identification #.
-When agents go into the house, it tells me when they came and their contact information so I can contact them for feedback.
-The agents that will be there will keep an eye on their clients.
-The lockbox works from 9AM to 9PM, so if you are gone people can still come. I can adjust the hours for access if needed.
-If agents are running early or late, they should let me know so I can pass on the message, but they can still get into see your home.
