Danbury CT Condo & Townhome Units

Newer condos & townhomes in the Danbury area go in all shapes, sizes and layouts. The advantage of this is that you can find a community that you feel the most comfortable in, location, amenties as well as having the space set up in a way that best suites your lifestyle. The most common layout set up is a tri level. The advantage of having three different levels of space (living area level, bedroom level, and basement) is that you can divide the space and minimize noise from public areas to sleeping areas. Three level townhomes are available at Woodland Hills, Sterling Woods, Kensington Woods, Stetson Place, Arlington Woods, Lake Place and others.

The second most popular set up for townhomes in the Danbury area having 4 levels of space. The extra level is created by either having a loft space in (as is the case for some of the floor plans in Woodland Hills) or creating a level along the slope from the garage (kind of a sub basement) which was done at some of the units over in the Westville Commons. You do get a some additional living space, but it might be difficult to do things like calling people to something & also could be difficult to climb the stairs if you get ill or incapacitated.

There are surprising very few two level units. Some communities that offer two level units (main level, and either an upper level or basement) include of the set ups in the Poet’s Landing community and Summit View (Old Brookfield Road). Some two level units are in older (20 years or so) such as Park Ridge, Lakewood, Arrowood and Barclay Commons.

There is a very small supply of newer ranch style units. They are desireable because they are typically easier to clean and maintain. They are also good if you become in a position where climbing stairs can be difficult. There are ranch units models in Poet’s landing & Crystal Bay (both with direct access to Candlewood Lake) Lake Place, Westwood Village, Barclay Commons, Shepherd Hill as well some units in the original section of Sterling Woods.

Old Ridgebury Road to be Widened

According to the Danbury Newstimes today (2/17/09), Old Ridgebury Road is going widened from two to four lanes from Larson Drive up the four way stop light intersection with Briar Ridge Road & Benson Road. The city just put the work up to bid until the middle of March. Residents living and working in the Ridgebury neighborhood will benefit tremendouslyy, because the road is very busy in the morning heading up the hill to the various office buildings & campus for Boehringer Ingelheim and going back toward the highway at night. It is nice to see the city invest in some infrastructure since they did allow for a lot of devolpment to occur in recent years including the Kensington Woods & Briar Woods townhome communities, Ridgebury Hills, the Willow Grove at Danbury apartments, as well as the Rivington development.

The Ridgebury neighborhood of Danbury is located in southwest Danbury along the Ridgefield border. Close to I-84, I-684 & several train stations, the Ridgebury neighborhood is great for communiting toward New York City & White Plains. Homes in the Ridgebury neighborhood are primarily ‘luxury’ townhomes built within the 10 years, newer single family homes built on about .25 acre lots as well as about 75 homes built in the 1960s on about an acre of land. The neighborhood is part of the Mill Ridge & Roger’s Park Middle School school system of Danbury. The area is flanked by exit 1 and 2 of I-84 to the north and the Ridgefield border to the South.

Why You Don’t See For Sale Signs in Condo Communities

Often, I get calls from people saying they went into ‘xyz community’ located here, and they want to know more information about it & wonder what it is for sale. To there surprise, there are several units for sale in some of the luxury townhome communities in Danbury, such as Woodland Hills, Kensington Woods and Arlington Woods.


All condo & townhouse communities have restrictions written in to the homeowner’s association rules saying what they can and can’t do with the exterior. One of those things is about ‘for sale’ signs. Almost all of the townhome and condo communities do not allow them because they don’t want those units to stand out from the others. Also, they don’t want people driving around in the communities without a reason to be there (visiting friends or looking at property with an agent).

Mill Plain & Western Danbury CT Real Estate

Mill Plain & the western side of Danbury is the newest & one of the fastest growing area of Danbury. If you read below, you will be why it is very popular.

There are plenty of places to do shopping, most notably being the Danbury Fair Mall. Stores and services in the area include Stop & Shop, Trader Joe’s, several kitchen cabinet & flooring showrooms, a couple of car dealerships, a few gas stations with auto repair shops, banks, veterinarians, gyms and jewelry stores. You can wine & dine with it’s countless restaurants including the Windmill Dinner, Bambino’s, Barca, Prespa, Rosy Tomorrow’s, Olive Garden, Red Lobster, Molly Darcy’s and Pandahouse. Recreational options include Richter Park & Lake Kenosia.

 Real estate options vary quite sustainably in the Mill Plain area. You get newer single family homes (Marina Farms & Ridgebury Hills) and many condos community to choose from including Westwood Village, Lake Place, Kensington Woods, Briar Woods & Rivington.  The neighborhood of Aunt Hack is found in the Mill Plain area, which is regarded by many as highly desirable. Other neighborhoods found in the Mill Plain area include El Morro Estates, Ken Oaks, Ridgebury & Miry Brook, which consist mostly of raised ranchs & split level homes, with some small colonials, capes & new construction.

The Mill Plain area is well connected from commuting. With I-84 & I-684 only minutes from here, it is very easy to commute to White Plains, Greenwich as well as New York City. The Brewster NY train station is only 7 minutes away for a 75-80 minute trip to Grand Central Station. You will also find large corporate parks on this western side of Danbury, including the 1.5 million square foot former Union Carbide Center, the Boehringer Ingelheim campus along the Danbury/Ridgefield line, the Ridgebury office center, as well as several professional buildings found along Mill Plain Road. Another place of employment includes the western campus of Western Connecticut State University (Westconn).

To make sense of this all:

The units in Woodland Hills and Lexington Mews/Court are among the largest in Danbury, so the cost per square feet is the most affordable yet their average sales price is the highest. However, units at Briar Woods, Kensington Woods & Arlington Woods are almost identical in size but the price per square foot varies quite substantially. Lake Place is one of the oldest communities in the above list, yet do outsell & out price some of the newer ones. Kensington Woods is the hot community this year (2008), being so close to New York & Mill Plain Road, with the most sales of communities of its size (under 100 units) and being at the top of the chart for price per square foot.

Real estate is all local. The two communtities near Federal Road (Lexington & Sterling Woods) sell the quickest & in the upper end for prices. Time on the market to sell varied substantially, primarily due to the end of the construction at Briar Woods & near the sell out of Stetson Place where units where listed on the MLS with a long time before they were ready for occupancy (as was the case of 2008 there for a few units). Several of the large units at Woodland Hills & Lake Place were sold in 2007, which account for the substantial decrease on average sales price in each community & effected the average sales price for each year. Demand for these luxury townhomes has not dropped off in 2008 and the time to sell has decreased.
